What are the Conditional Offers in Niagara
Many buyers in Niagara offers today are back to including conditions such as financing, home inspection, and the sale of the buyer’s property. It is sound due diligence that should be taken.
But here is what buyers things to do
A buyer makes an offer on condition that they are approved for mortgage financing. Yet the seller, the Realtor, or both counter the offer back to the buyer deleting the financing condition. This turns the offer into a cash sale. Yet if the buyer included a financing condition, would that not suggest that the buyer requires approval for a mortgage to
close the sale?
What Could be the Consequences?
With a cash sale, the agreement becomes firm and binding and, if unable to close, consequences can follow.
1. The buyer would be in breach of contract and would lose their deposit. As well, if the seller resells to another
buyer for less, the buyer could be directed through a court order to pay to the seller the difference between the
original purchase price and the subsequent sale price.
2. The seller is left with the property unsold. If they are depending on their sale to close in order to complete the
purchase of another house they in turn could be in breach on the house they are buying.
Neither of these outcomes serves anyone. In fact they cause a lot of emotional consternation for all parties.
Financing Approval Drives the Sale
Accepting an offer conditional on the buyer confirming they have the money can avoid the problems. If the buyer
does not get approved, the parties release each other, the buyer’s deposit is returned and the seller can continue to
actively market his property. There is no waiting till a few days before closing to learn that the transaction won’t
close. With interest rates rising, passing the stress test and the more stringent screening by lenders has become
challenging.
What About the Need to Sell the Buyer’s Home
In a competitive situation, though chancy, a buyer can choose to exclude a condition to sell their house. Alternatively
the seller might counter offer back to the buyer with the condition stricken out. In either case the buyer risks not
sale the house. Consequently the money won’t be there to close the deal. As well, given the current market, the
buyer may turn down a lower offer on their sale, though reflective of today’s market conditions and again is left with
no sale. The results are the same: not good and penalizing to both parties.
The Seller Can Continue to Sell
With a condition of sale for an agreed number of days, the seller should express in an offer that he can continue to
market the property. Should another buyer come along, the first buyer is notified and is typically given 48 hours to
remove his conditions or opt out of the sale. This would allow the second buyer to complete the purchase. Outside of
a few emotional bruises no one gets hurt financially.
The market has reverted back to this traditional and sound approach to buying and selling. Buyer conditions for the
most part are again the normt.
Finally, the risks of excluding a house inspection condition in a buyer’s offer can at times prove to be costly.

13th Street Winery, which began operations in 1998, will have been producing wine in the Niagara region for nearly 25 years when the year 2023 rolls around. The present owners, John and June Mann, as well as Doug and Karen Whitty, bought the winery in 2008, after it had been established in the first place by four friends who were amateur winemakers. Both of these families are deeply ingrained in the community of Niagara. The idea behind 13th Street Winery was to make great wines that are representative of the one-of-a-kind terroir of Niagara while simultaneously providing a location for people to congregate and retreat, rest and discover, and experience and learn. This ambition led to the establishment of the winery.

The wine shop on Fourth Avenue is a reflection of the two families’ joint ambition for the property. About the Falls
At roughly 12,000 years old, the Niagara is a pretty young river in North America. Prior to the formation of the river, glaciers eroded the Niagara Escarpment. The river flies over a cliff, causing Niagara Falls. It’s the second-largest fall, behind only Victoria Falls in southern Africa.
The outflow from the Great Lakes goes to the Niagara River and over the falls, which is roughly 168,00 CUBIC METERS OF WATER every minute. Once it reaches the bottom of the falls, the water travels roughly 15 miles over gorges until reaching Lake Ontario.

People make good use of the water from the Niagara River. Some of the common uses include:

Aquarium

The aquarium has 100+ aquatic animal species and hosts events such as penguin and seal feelings and sea lion shows. Maid of the Mist
Described by many as the highlight of their trip, the MAID OF THE MIST boat tour starts at the Observation Tower and takes visitors past the American and Horseshoe Falls. This spectacular sight includes everything from rolling waterfalls to impressive rock formations, giving tourists a close-up look at the splendor of Niagara Falls. The Maid of the Mist tour features a double-deck boat and has been in operation for over 150 years. The 2022 season runs from spring through early November and offers both weekend and weekday scheduling with tours going from 9 a.m. to 8 p.m. Tickets are $25.25 for adults, $14.75 for children ages 6 to 12, and free for children under 5 with an accompanying adult.
Niagara Parks Police
Niagara Parks has its own POLICE FORCE consisting of 20 regular officers. It is the only park police force in Canada and currently serves just over 22 permanent residents in its small patrol area. However, the police force serves a transient population of more than 12 million annually. They are available to assist tourists as they go about their activities, helping to prevent tourists from becoming the victims of crime while they are on vacation. They also help keep traffic flowing through the park at a steady pace.

Origin and Evolution
In 1898, the Beach began as a police village. The settlement got its name from the clear water of Lake Erie.
30 years later, the village was incorporated.
Fort Erie absorbed the area in 1970. By then, Crystal Beach’s reputation as an admired waterfront community was secure.
Crystal Beach Park: Past and Present
From 1888 to 1989, CRYSTAL BEACH PARK was a premier amusement park, attracting visitors looking for fun and excitement. It began life when John E. Rebstock introduced a collection of beach and sideshow attractions to the area. The park soon grew with the introduction of amusement rides we now expect in every park.
The park was home to revolutionary roller coasters such as the Cyclone and THE COMET, with the latter still being operational.
Despite having 20,000 daily visitors at its peak, the Beach Park closed in 1989. However, its influence is felt to this day.
The CRYSTAL BEACH TENNIS & YACHT CLUB has occupied the site since 1992. The South Coast Village community is located in the park’s former parking lot.
Fort Erie opened a public beach, CRYSTAL BEACH WATERFRONT PARK, in 2005. Located east of the Crystal Beach Tennis & Yacht Club, the park features a boat launch.
The spirit of Beach lives on now and in the future.
Bay Beach Park
In 1926, Rebstock, the founder of the Beach Park, opened BAY BEACH PARK, a public beach west of Crystal Beach Park. The site consisted of rental units and The Lobster House, a restaurant. Visitors could also go to a snack bar and dance hall.
Fort Erie bought the property in 2001. They renovated the site with modern amenities, reopening it in 2019 where it remains a destination for water-lovers.

Founded in 1922, Cherry Hill Club is located in scenic Ridgeway, Ontario along the shores of Lake Erie, across from Buffalo, New York.
WALTER J. TRAVIS, an architect, was hired to design the golf course. A large portion of his original design remains to this day. However, the order of the nines was reversed at some point. It’s not known why.
Today, the club strives to cater to all of its members, including men, women, and junior players. The recently-upgraded Clubhouse bustles with social activities from spring until the end of fall.

Lookout Point Country Club
LOOKOUT POINT COUNTRY CLUB offers a warm community and a bold claim: the most breathtaking view of the Niagara Region.
The club opened its doors in 1922. Walter J. Travis also designed their course. Of it, he wrote, “. . . and I am quite sure it will be one which we will be immensely proud of.”

Buildings in Canada That Stood Still Up to This Day
Buildings in Canada that have stood through generations are considered gems in this nation’s history. Have you ever felt bewildered once stepping inside or even seeing face-to-face the historical buildings of your nation? These premises that have stood through generations and witnessed remarkable events that are now written in history books.
Canada has some phenomenal establishments that are still standing today, dating from the early 1600s. Perhaps not too surprisingly, they’re all located in Québec, largely in the Québec City and Montreal areas.
Below are several oldest buildings in Canada, many of which are open to visitors, so any history buffs out there can add them to their travel bucket list.
Maison des Jésuites-de-Sillery (1637)
Quebec is home to dozens of the oldest buildings in Canada, but the Maison des Jésuites-de-Sillery is the oldest in the entire country. It was part of the first establishment built in New France by the Jesuits, who were on a mission to evangelize the Indigenous population.
Auberge Place d’Armes (1640)
Built as an inn in the early 1600s by early French settler Guillame Coulliard, the building is still owned by his descendants and is used for that same purpose today. It’s also home to Bistro 1640 — an upscale restaurant with modern Canadian cuisine.
Ursuline Monastery of Quebec City (1642)
Founded by a missionary group of Ursuline nuns, the monastery is the oldest institution for educating women in North America. Although it suffered some damage in the Siege of Québec, its gothic buildings are still standing today.
Maison Delisle (1648)
This little rectangular house previously belonged to military captain Paul Perrault. Although it may look small, it actually underwent an expansion in the late 1600s. As one of the oldest buildings in Canada, this has been put through the wringer since it was built — in 1759, English forces attacked it and then set it on fire. But hey, it’s still standing.
Maison du Duc-de-Kent (1648)
Sat just behind the Chateau Frotenac, The Duke of Kent house is earned its name from its most famous resident: Prince Edward, Duke of Kent and Strathearn. Much of the building has been updated since its construction, but the foundation and the first floor walls are the originals.
Maison Hudon (1668)
Also known as Maison Rouge thanks to its distinctive red roof, this house was originally built to house the Hudon family. The interiors underwent a renovation in 2007 and it was sold to new owners in 2010.
Manoir Boucher de Niverville (1668)
This historic residence underwent a restoration in the 1960s and is now a publicly accessible monument. Although it is currently temporarily closed from public viewings. Inside, there is an exhibit on bourgeois life in New France.
